The 2010 property tax notices will be mailed out for Miami-Dade, Broward and Palm Beach Counties in August. 

These are the "Notice of Proposed Property Taxes"  or "TRIM notices".  They show both the 2009 taxes and the 2010 current taxes.  Due to the decline in market values in south Florida, hundreds of thousands of property owners will decide to appeal their tax assessments. See this link for the Miami-Dade tax roll site. The 2010 tax assessments are posted.

Property owners have 25 days from the receipt of their notices to file an appeal with the county property appraiser's office. The fee is $15 and if you have consecutive folio numbers, there is a discount.  Click here for the link to filing the 2010 petition in Miami-Dade. The deadline for filing a timely petition is September 20th, 2010.

Broward sends out the 2010 TRIM notices between August 13-20 and the deadline is also September 20, 2010. See this link to look up the Broward assessments.  The Palm Beach info is found here, and tax payers have until September 16, 2010 to file the petition.

Homeowners that purchased after 1992 when the Save our Homes (SOH) law was passed will see their "market values" increase until the assessed value is equal to the market value. This is the "recapture" provision and the increase is the lesser of 3% or CPI.  This year the increase is 2.5% (CPI increase).
